As we wrap up 2025, many homeowners and buyers are asking the same question: What really happened in the Montecito market this year? A closer look at the numbers tells an interesting story – one that highlights just how much the market has changed and what that means moving forward.
THE MARKET RECAP AT A GLANCE
From January 1 through December 20, 2025, approximately 195 homes sold in Montecito and the greater 93108 area. One statistic clearly defined the year: more homes sold over $10 million than under $3 million – a dramatic shift from just eight years ago, when under-$3M sales made up roughly half of the market.
In 2025, 33 homes closed above $10M, confirming that ultra-luxury is no longer an exception in Montecito, but a consistent and influential segment of the market. Meanwhile, the $5M–$8M range emerged as the market’s sweet spot, accounting for the largest number of sales and offering buyers the widest variety of options.
What was once considered “entry-level” has also changed. Today, $3M–$5M now represents the starting point for many single-family homes in Montecito, while sales under $3M were limited and largely comprised of condos or smaller fixer properties.
As we head into 2026, inventory remains limited, with roughly 65 homes currently on the market. A significant portion is priced between $5M and $6M, making this range particularly competitive. At the same time, about a quarter of active listings are priced above $10M, reinforcing Montecito’s position as a global luxury destination.
Montecito continues to be a small, high-impact market, where just a few sales can influence monthly statistics. For 2026, success – whether buying or selling – will come down to pricing accuracy, thoughtful presentation, and an understanding of how different price segments truly perform.
